Homeownership Matters Gubernatorial Forum 2026: Watch the Recording Now
With no clear frontrunner, the California governor’s race is shaping up to be highly competitive this year. Last week, C.A.R. brought together several leading candidates for a timely conversation on the future of housing and pathways to homeownership in California.

If you missed it live or want to see it again, you can now watch the recording of the Homeownership Matters Gubernatorial Forum 2026 at car.org/meetings/livestream<http://subscribe.car.org/e/85202/meetings-livestream/9781cn/3067895650/h/pfsexFm5WPZB4gcoMX5JLwbEPR42xUzWArhNBrrrhaE>. Hear directly from the candidates about policies that will shape our state’s housing market for years to come.

Moderated by C.A.R. President Tamara Suminski and C.A.R. CEO Phil Hawkins, the forum featured candidates outlining their housing priorities, policy solutions, and vision for expanding homeownership opportunities for all Californians. Participating Gubernatorial candidates included:

  * Xavier Becerra, Former U.S. Secretary of Health and Human Services and Former California Attorney General
  * Steve Hilton, Political Commentator and Businessman
  * Matt Mahan, Mayor of San Jose
  * Katie Porter, Former U.S. Congresswoman for CA District 47
  * Eric Swalwell, U.S. Congressman for CA District 14
  * Antonio Villaraigosa, Former Mayor of Los Angeles
Throughout the discussion, candidates from across the political spectrum acknowledged the severity of the state’s housing challenges and committed to making homeownership a priority if elected governor.

The Gubernatorial Forum is a component of our Homeownership Matters campaign to ensure policymakers and the public understand why homeownership must remain achievable in California. Market Update
The recent conflict in the Middle East adds a new layer of concerns to the softening economy and the recovering housing market. With payrolls falling sharply in February and consumer spending pulling back at the start of the year, there were hopes that mortgage rates could come down sooner. However, the surge in oil prices could keep rates high and push up stagflation risks if the war continues for a long period of time. Housing sentiment, while appearing to be quite positive a few weeks ago, could deteriorate in the weeks ahead if the geopolitical issue is not resolved in the near term.
Key Read of the Week
“Remote work, stubborn affordability pressures and a slow thaw in mortgage rates continued to redraw the United States housing map in late 2025, with long-distance moves edging higher even as overall sales stayed muted.
In the fourth quarter, 18.8% of Redfin.com users searched for homes in a different metro, up from 17.9% a year earlier and 15.9% about five years ago, according to a new Redfin analysis.
That migration measure, based on users viewing at least 20 listings in an origin–destination pair, underscores how mobility held up despite elevated borrowing costs and tight inventory.” Read the full article here<http://subscribe.car.org/e/85202/-829f-8334052d2a2f-utm-source-/9781fn/3067895650/h/pfsexFm5WPZB4gcoMX5JLwbEPR42xUzWArhNBrrrhaE>.
