Dear friends,
It's time this month to submit legislation to protect homeowners
from the next bail-out/bail-in. No banker has gone to jail for
fraudulent business practices. It's important to contact our state
Assemblyman Jim Wood and Senator Mike McGuire to introduce/
co-sponsor a bill to require County Clerk/Assessor/Recorders to send
Affidavits of Authenticity to foreclosing entities.Edit if

Dear Sir;
I am a voter in Mendocino County.
The north coast has suffered economic damages due to securitized mortgages
sold to investors numerous times and to fraudulent signatures foreclosing
homes and small businesses. The Mortgage Electronic Registration System
,MERS was set up by Wall Street Banks to avoid paying transfer fees which
has impacted our counties' economies.
Robosigning(forgery) has been used by big banks and notaries and the chain
of title has been lost in the securitization process. The original
mortgage -note- has been lost. Therefore the Homeowners Bill of Rights
which requires foreclosing entities to prove they have the right to
foreclose puts homeowners to great legal expense and many cannot afford to
fight for this right.
Former S.F. County Assessor, Phil Ting, now Assemblyman, audited
foreclosure documents in land title records and discovered errors and
fraud in 80% of four hundred documents. San Franciscans are not the only
ones who feel the state needs leadership just as the State of Nevada has
done. I am urging you to initiate a bill to require Affidavits of
Authenticity be sent to foreclosing entities of securitized loans
requiring them to swear to the truthfulness of signatures. County
Assessor-Recorders should be required to send these Affidavits of
Authenticity appended with CA Penal code 115.5 under penalty of perjury.
If this Affidavit is not returned within a specified time with valid
signatures, the foreclosure will not be recorded in the land titles.
In Nevada such state legislation reduced foreclosures by 75% in the first
month. Another round of foreclosures is expected because no bankers have
gone to trial or jail for their fraudulent business practices. I urge you
to introduce or co-sponsor a bill that would stop fraud in property
records of the north coast counties and the state. Require an Affidavit of
Authenticity of bankers to be sent from Assessors in County offices and
improve our economy.
